Warning : the map is wrong. Impossible to correct unless cancelling the ad and all its history (ratings etc). The property is located in Plavard, 24250 Bouzic (gmaps 153 clos de l'ancien couvent, Bouzic) at the right extremity of the hamlet (no nuisance nor overlook, one quiet british neighbour). Sarlat city center 20 mn by car. Plenty of sites and activities around (brochure on demand). Shops 5 mn by car. See ratings.

Completely renovated property with a majestic entrance courtyard and a barn (closed for the tenants). Tree-lined garden (1ha/2,5 acres) with a 9x4 m heated pool, secured with an electric rolling shutter. 4 bedrooms, 1 second lounge/office room which can be an extra bedroom for 2 children/people, 4 bath or shower rooms, 5 WC. Living room (90sq.m) with high class customized open-plan kitchen in a veranda with a semi-professional equipment. At the cross of all tourist sites of the Périgord Noir region. Sarlat city center only 20 minutes away by car. But many other activities and sights around. A brochure in english about the close neighborhoods can be provided on demand.

The house was fully renovated between 2013 and 2015 and is permanently maintained. Main home appliances renewed again in 2017, 2018 and 2019. 2022. It provides complete privacy, combined with a private heated and secured swimming pool (4mx9m), opened from end april to september (other periods on demand with an extra fee) . The garden measures over 1ha (2,5 acres). Dominant view in the area is one of countryside, woods and surrounding hills. The property is located at the extremity of a very quiet hamlet.

On the ground floor:
* Spacious living room (90sq.m), allowing a harmonious communication between inside and outside. Perfect for a summer stay, as the front side of the house gives access to an equipped private terrace. On the rear side, a small balcony with stairs allows you to descend to the back terrace overlooking the pool and the huge rear garden. Including
- Sitting room, dressed around the monumental chimney (not in use)
- Dining area with an ancient, massive wooden table with a tablecloth, 10 chairs, 2 high chairs for children (age 2-6). and 1 BB highchair.
- High quality open-plan kitchen with garden view from every window, fully equipped with polished concrete kitchen top and a furnished bar. All electro appliances are upscale: big oven, microwave oven, 5 ring vitro-ceramic hob, extractor fan, dishwasher, toaster, capsule + filter coffee machine, kettle, refrigerator/freezer, ... Semi professional equipment.
* Laundry room (in the tower accessible from the dining area) equipped with washing machine and tumble dryer. Drying racks also available in the boiler room and in the garden, for a natural drying.
* Separate WC

The night suites are located on the first and garden floor (2 + 3). All of them are accessible from the inside; bedrooms on garden floor are also accessible from the outside. This allows, for example, two families or several generations travelling together to have their own space.

Upstairs night suite (2 bedrooms and 2 en suite shower rooms each with toilets):
* The landing offers a small private sitting space, with a possibility to put a laptop.
* On the left: access to a first room, equipped with a double bed (160 cm x 200), bedside tables, chest of drawers and a wardrobe. It provides of a private shower room in the adjoining tower, containing a balneotherapy shower, a washbasin and a WC.
* The second room on the first floor is situated at the right side of the landing. This one has two single beds (90cmx200 each, not attachable), bedside tables, chest of drawers and a wardrobe. It also provides a private bathroom with shower, washbasin and a WC.

Air-conditioning is available upstairs (useless at ground and garden level, as the walls are 120cm thick).

You will find the second night suite on garden level (2 bedrooms, separated by 1 central room, 2 bathrooms and 2 toilets):
* The central room is a through room and can be either a second private sitting corner equipped with a desk or a comfortable sleeping place for two people/children (two convertible sofa beds, with very confortable mattresses, 100 cm x 200 each). The central room has direct access via the stairs on ground floor, but it is isolated by a sliding door which is backed up with a curtain. Access to a WC with hand washbasin. Garden views.
* on the left of the central room : a bedroom with 1 single bed, with a private entry on the courtyard. It also provides a private bathroom with a large corner bath, washbasin and toilet. Both bedroom and bathroom dispose of a large garden view. Very beautiful and old oak church door.
* On the right hand side of the central room, you’ll find a double bedroom with a double bed (160 cm x 200), bedside tables, wardrobe corner and chest of drawers. The room has its private entry through a French window, leading to the rear terrace and garden. It also provides a tiled shower room with walk-in shower and washbasin.
* A separate toilet with washbasin completes this floor and is located in between the central room and the double bedroom.

The 3 rooms are separated by a door dubbed with a curtain each. They also have an independent access each (on ground floor or through the exterior). 2 have an access to a private bathroom. The central room has an access to the independant WC with a washbasin for hands.

Bathrooms, showers and bathtub have been renovated during the summer of 2013, 2018 and 2022. Main home appliances renewed in 2017 and 2018, 2019, 2022 and 2023. All the bathrooms have an hair dryer and a heating device.

Wireless internet (good connexion), fixed telephone line (local calls) available. Smart TV (Orange network french + international) with to Netflix, Amazon Prime Video and Disney +, and sound system located on ground floor.

Central heating available at anytime, plus extra (silent) electric heaters in all bedrooms, in case of a very sudden drop of temperature.

Upstairs is air conditioned. Considering the thickness of the walls, temperature on ground and garden level always stay fresh… even during a period of heavy heat.

Outside description:

* Majestic walled courtyard in front of the house. This yard to the right includes a small, romantic garden in the shadow of centuries-old trees, equipped with outdoor furniture and a pingpong table.
To the left you will find a beautiful barn (we use it as a warehouse, not accessible to guests). You can park 2 cars in the courtyard (outdoor parking) and 2 more along the entrance wall in a shady alley.
* Terrace to the front of the house, on the entry porch (outdoor furniture)
* Terrace to the rear of the house, overlooking the pool (outdoor furniture)
* Heated private pool (4mx9m), equipped with an electric roller cover (children's safety). Opened from end april to end september. For april or october, it can be opened on demand with a 100 € extra fee. It is situated in the rear garden, about 10m further below the house.
* Slightly inclining garden (1ha/2,5 acres) in the rear, with a magnificent dominant view over the countryside and the surrounding hills.

Garden furniture, tables, chairs, armchairs, lounge chairs, sunbeds and umbrellas at disposal on the different terraces and at the poolside. You can be exposed to either sun or shadow according to your wishes at anytime of the day. Exterior lights and outdoor heating for the evening. Charcoal BBQ (Weber) for 10. Pingpong table, rackets and balls. Football and petanque.

The propriety is located at the extremity of a small hamlet but very quietand private. Our british neighbour (no overlook) is very nice and quiet and not always in Dordogne.

Lovely property
We’ve just spent a lovely week at this house. Had everything we needed for our family of 2 adults and 2 children age 9 and 10. The location is perfect. House and garden are very private not overlooked with beautiful views. Nearest 2 villages with bakeries, shops and restaurants are 5 and 8 minute drives away. La roque-gageac is just 15 minutes drive away where we spent a great day hiring kayaks on the river. There’s lots to do in the area.

Lovely house, pool and setting
Ideal property for large family group or 2 families or family with older teenagers as the lower ground is like a suite of bedrooms as is the top floor so everyone can have a bit of space. Pool is lovely. Area is beautiful - everything is in very easy reach of the property. Very friendly, helpful house manager who speaks excellent English. Would highly recommend.

An excellent holiday property and venue
We were all delighted with our holiday at this excellent property in the Dordogne. The accommodation was great for the six of us and would easily house 8 people. It was spacious, cool when it was very hot outside and very well appointed. It had everything that you might need and the kitchen was particularly well equipped. We made maximum use of the beautiful pool which definitely benefitted from being heated. The constant 28º C was a delight for the children and adults alike. There was plenty of outside shade and the umbrellas around the pool and the house were a definite bonus as the weather was sunny and very warm for the whole of the 2 weeks that we were at Le Pigeonnier at the end of June. We all enjoyed the various seating areas which maximised the use of either sun or shade depending on the time of day. We particularly liked sitting looking at the distant view each evening with a cool drink, guessing how many hot air balloons we might see in the distance! Quite a bit of wildlife to keep us all alert too. Numerous birds including treecreepers and hoopoes; red squirrels, deer, hare in the garden and many chickens, goats, dogs and cats, frogs etc in the neighbouring farm. Plenty to keep the children interested! The nearby villages were exciting to explore and a delight for the occasional coffee and lunch. Shopping for essentials was very easy and the information in the house directed us to the best supermarkets and boulangeries. Shops in Daglan were close. The Pilo in Cénac was excellent for a vast range of breads and unbelievable cakes and pastries. We visited most of the small and larger markets in the area, all listed in the house book, each had it’s own particular benefit. The Truffle Market in Daglan proved very interesting and obviously focused on local summer truffles. We found leaving early for the market in Sarlat was good advice from David the pool cleaner. We missed all the traffic into Sarlat and found parking easy. Get there by 9.00 am if you can and enjoy breakfast in the square! The owner, Fabienne, was extremely friendly throughout the booking process, while we were at the property and following our return to the UK. She couldn’t have been more helpful. We had a wonderful time at Le Pigeonnier and would highly recommend it to our friends and family.

A beautiful house in a fantastic location.
What a fantastic place! We stayed at the beginning of September and had a wonderful time. The house is bright, spacious and very well designed. The living area is large and was perfect for our group that consisted of two families (4 adults and 5 children ranging from 7 -16 years old). The kitchen is fabulous, it has everything you could possibly want or need, with a stunning view to match. If you like to cook, this is the place to do it as it’s better equipped than my kitchen at home! The owner, Fabienne, left us some delicious wine and all of the essentials such as teabags, olive oil, sugar, salt, washing up liquid etc, which was a very nice personal touch. The garden is vast, with a super swimming pool surrounded by sun loungers and has breathtaking view of the local countryside. There is a barbecue and seating area where we enjoyed several alfresco meals whilst watching the hot air balloons rise over the hills in the evening. The bathrooms are all very clean and have fantastic showers. The beds are comfortable and there is ample space in each room for clothes storage. There are beautiful pieces of antique furniture mixed with the contemporary which works very well. We particularly liked the pastel-painted drawers which complemented the shadows cast by the incredible overhead light shade in the living room - amazing attention to detail all round. The location is perfect for exploring near by Daglan, Domme and Sarlat. The nearest supermarket is in Cénac-et-Saint-Julien - a 10 minute drive away, which has everything, including a very good butchers, cheese counter and very reasonably priced wine. The town also has a fantastic Artisan Boulangerie, 'Les Delices de Pito' where you can buy delicious fresh croissants, pastries and bread from early in the morning. To sum up, we were delighted with this holiday home and wish we could have stayed longer. It has everything you could possibly want and left us all feeling very relaxed. Thank you Fabienne.

Lovely house in a beautiful location.
We stayed in this lovely house with our family, 8 of us in total for the first week in September. The house is charming and full of character, and has been renovated to a very high standard. The bedrooms were very comfortable and the fact that each room had an en suite bathroom made things very convenient eg: no queuing for the shower. The house was spacious enough to accommodate 3 generations of our family easily, ( the youngest being 20 months). We all had our own space and the kitchen was well equipped and big enough for several of us to be working in there at the same time. The weather we had was so good that nearly all of our meals were eaten outside on the patio overlooking the pool, and there is also a barbecue that we used one evening. Breakfast was always eaten inside on the large family table. Fresh bread and croissants can be bought from the boulangere in the nearby village of Daglan. The heated pool was constantly in use and was big enough for all, and it was the area for lots of fun and games. The owner Fabienne Saugier is very helpful and replied to all my emails within a day, and the caretakers of the property are friendly and accessible. We didn't need to bother them when we were there as everything was perfect. The house is positioned in a truly beautiful area and there are many places to visit nearby, but the weather was so good and the house so tranquil and comfortable most of our days were spent relaxing around the pool. I wouldn't hesitate to recommend this house and my only regret is that we couldn't stay for longer.

Propriété très agréable et confortable, (lits de bonne qualité, cuisine très bien équipée), avec une vue superbe sur la vallée et un grand terrain qui a permis aux enfants de jouer dehors. Nous sommes venus pour les fêtes de Noël et avons apprécié l'endroit, même si c'était l'hiver. Ce doit être magnifique l'été...

Wonderful Spacious, Clean, and Relaxing House
We were 6 adults who spent 10 days in this wonderful property. First, Mrs. Saugier was extremely responsive to all our questions while preparing for the trip. She always answered our email messages very promptly with lots of useful information. Second, once in the house, Myriam made sure that we were welcomed and showed us around. The house is extremely well equipped, from kitchen utensils, to blankets, sheets, and also a booklet/guest book of very well written instructions, in English as well as French. There are several places outside the house (in the yard) where one can sit and enjoy conversations regardless of the time of the day (if you want to be in the shade). The swimming pool is great too. We took daily trips to many different cities and villages, mainly for sightseeing. Mrs. Saugier' guest book has many useful hints on what to visit and where to shop and also eat. In summary, we very highly recommend this place.
